T\u00fcrkiye yat\u0131r\u0131m ve ya\u015fam i\u00e7in cazip destinasyonlardan biri. Ta\u015f\u0131nmaz ikamet kurallar\u0131nda yap\u0131lan de\u011fi\u015fiklikle birlikte art\u0131k 200 bin dolar de\u011ferinde m\u00fclk sat\u0131n alarak gayrimenkul sahibi olmak m\u00fcmk\u00fcn.<\/p>\n
B\u00fcy\u00fck \u015fehirlerde 75 bin dolar, k\u00fc\u00e7\u00fck \u015fehirlerde 50 bin dolar olan T\u00fcrk konutu t\u00fcm \u015fehirlerde 200 bin dolara de\u011fi\u015ftirildi. Bu yasaya g\u00f6re, Go\u00e7 i\u00e7in art\u0131k gayrimenkul ekspertizi (ekspertiz belgesi) miktar\u0131 bir kriter olmaktan \u00e7\u0131km\u0131\u015f olup, gayrimenkul belgesinde yer alan say\u0131 \u00f6nemlidir. Yani tapuya isim vermek istedi\u011finiz g\u00fcn, tapu \u00fczerinde yazan lira tutar\u0131n\u0131n o g\u00fcnk\u00fc merkez bankas\u0131 kuru ile 200 bin dolar kar\u015f\u0131l\u0131\u011f\u0131 olmas\u0131 gerekiyor.<\/p>\n
Bu yasa, 16 Ekim 2023 tarihinden itibaren tapuya isim veren ki\u015filer i\u00e7in ge\u00e7erlidir. Yani bu tarihten \u00f6nce bir belgeye isim verdiyseniz \u00f6nceki kanuna g\u00f6re T\u00fcrkiye\u2019de ikamet ba\u015fvurusunda bulunabilirsiniz. Bu yasa T\u00fcrkiye’nin resmi gazetesinde yer almayan ve yay\u0131m\u0131 tarihinden itibaren T\u00fcrk G\u00f6\u00e7menlik Dairesi taraf\u0131ndan titizlikle uygulanan bir y\u00f6netmeliktir.<\/p>\n
T\u00fcrk vatanda\u015fl\u0131\u011f\u0131 yine 400.000 dolar kar\u015f\u0131l\u0131\u011f\u0131nda verilecek ancak T\u00fcrk pasaportu ba\u015fvuru sahiplerine uyar\u0131m\u0131z, bunu bir an \u00f6nce yapmalar\u0131. \u00c7\u00fcnk\u00fc vatanda\u015f say\u0131s\u0131n\u0131n artma ihtimali var. T\u00fcrkiye’de m\u00fclk\u00fcn tapudaki fiyat\u0131 lira olarak yaz\u0131l\u0131yor ve tapuya isim verdi\u011finiz g\u00fcn tapu fiyat\u0131n\u0131n merkez bankas\u0131 kuruyla 200.000 dolar olmas\u0131 gerekiyor.<\/p>\n M\u00fclk\u00fcn\u00fcz\u00fcn konut ve ya\u015fanabilir olmas\u0131na dikkat edin. \u0130n\u015faat halindeki ve \u00f6n sat\u0131\u015ftaki gayrimenkuller bu kurala dahil de\u011fildir.<\/p>\n Aile iseniz, yaln\u0131zca ebeveynler ve 23 ya\u015f\u0131n alt\u0131ndaki \u00e7ocuklar ikamet ba\u015fvurusunda bulunabilir. 23 ya\u015f\u0131n\u0131 doldurmu\u015f bir \u00e7ocu\u011funuz varsa ikametini ba\u015fka bir \u015fekilde alman\u0131z veya ikametini alabilmek i\u00e7in ikinci bir m\u00fclk sat\u0131n alman\u0131z gerekir.<\/p>\n Elbette yeni yasada, 18-25 ya\u015f aras\u0131, bekar, \u00f6\u011frenim g\u00f6ren ve belgede ad\u0131 ge\u00e7en \u00e7ocuklar\u0131n da T\u00fcrkiye’de ikamet alabilmesinin m\u00fcmk\u00fcn oldu\u011fu s\u00f6yleniyor. Ancak hen\u00fcz T\u00fcrk G\u00f6\u00e7menlik Dairesi taraf\u0131ndan resmi olarak do\u011frulanmad\u0131.<\/p>\n M\u00fclkteki pay\u0131n\u0131z 200.000 Dolar olsa bile ortakl\u0131k tapular\u0131yla oturum verilmez. Aileler i\u00e7in de durum ayn\u0131d\u0131r. Belgenin ebeveynlerden birinin ad\u0131na olmas\u0131 gerekmektedir, bu durumda belgenin ad\u0131 ge\u00e7en ebeveyne Ta\u015finmaz ikametgah\u0131, di\u011fer aile bireylerine ise turistik ikamet hakk\u0131 verilecektir.<\/p>\n Bu yeni ikamet kanununun, m\u00fclkiyet belgelerini 16\/10\/2023’ten sonra isimlendirenler i\u00e7in ge\u00e7erli oldu\u011funu ve m\u00fclkiyet belgelerini 16’s\u0131ndan \u00f6nce isimlendirenler i\u00e7in de 75.000 $ tutar\u0131ndaki ayn\u0131 yasan\u0131n ge\u00e7erli oldu\u011funu unutmay\u0131n.<\/p>\n Ayr\u0131ca bu yasa T\u00fcrkiye’deki t\u00fcm \u015fehirler i\u00e7in ge\u00e7erlidir.
