In May 2022, the Turkish government adopted a package of decisions, in which it is mentioned that a foreigner who wishes to obtain a real estate residence in Turkey by purchasing a property must purchase a property worth 50 thousand dollars in small cities and In large provinces such as Antalya, Istanbul, Ankara, the value of the purchased property should not be less than 75 thousand dollars.

Also, the amount of Turkish citizenship was changed to 400 thousand dollars instead of 250 thousand dollars. Finally, according to the new law of Turkey, it is not possible to buy a house in some neighborhoods of Istanbul. This decision was taken by the Turkish Immigration Department in view of the density of foreigners in different regions of Turkey and declared the capacity of the neighborhoods to be 25% foreigners.

The new law of buying a house in Turkey 2022

According to the new law of the Turkish Immigration Department, in big cities like Istanbul, Izmir and Antalya, if an investor buys a property with the intention of obtaining residency in Turkey, the purchased property must have a value of more than 75,000 dollars.

Also, if he buys a property in small cities to get a residence, the value of the property must be at least 50 thousand dollars. Otherwise, if the value of the purchased property is less than the mentioned amount, the investor must provide a residence plan and proceed to obtain the residence from the same route as the tourist residence. In which neighborhoods of Istanbul can you not buy a house?

Due to the capacity of some areas, the Istanbul Immigration Department does not allow accommodation in these areas even with the purchase of a house.

Due to the density of foreigners in different regions of Turkey, the Turkish Immigration Department has limited the capacity of Turkish neighborhoods. According to this law, only 25% foreigners should live in each neighborhood. If foreigners buy property or rent a house in these neighborhoods, or even foreign students rent a house in these neighborhoods, they will have trouble getting residency for the first time.

There is no problem to extend the stay in these neighborhoods, if the foreigner’s address is already registered on the website of the Turkish Population Department. Therefore, before buying a property, it is necessary to get the statistics of the desired area from the municipality or the population of the area, and if you are sure that the capacity of that neighborhood is not filled, you should buy it from foreigners.
